Buying a house is “real estate investing.” So is building one. But so is the work that comes before either: finding the right piece of land, getting it approved by the city, and putting in the roads, water, and sewer so it’s ready to build on.

Brandon Cobb, who went from medical device sales to developing land for national homebuilders, joins Dustin and Adam to walk through the three phases of turning raw land into a neighborhood, where investors usually come in, and what he wants to see before investing in a development deal himself.

They also get into why big builders pay a premium for ready-to-build lots, which price points are actually selling right now, and how long an investor’s money is typically tied up in a land deal.
