Most people get into real estate picturing passive income, but end up self-managing rentals and dealing with tenants, toilets, and termites.

And while that’s one way to be a “full-time real estate investor,” it’s far from the only way – it can also mean writing checks into deals as a limited partner (LP), or even owning apartment buildings and managing the property manager instead of the tenants.

Dustin and Adam walk through how to choose the version that fits, working backward from the life you want through three trade-offs (time, capital, and control), and how much capital it takes to live on passive income.

They also get into how to start with almost no money, why it doesn’t have to be all or nothing, what Dustin wishes he’d done with his 401(k) early in his career, and the engineer who quit his job on “passive income” from 40 houses he managed himself.
