Almost every passive investor’s portfolio sits inside one country – with the same currency, tax code, and legal system. Owning real estate outside your home country is a diversification move most never make…yet it’s far more accessible than it sounds.

David Kafka, a former South Carolina firefighter who moved to Belize in 2010 and built one of the country’s largest real estate brokerages, joins Dustin and Adam to walk through what owning property abroad can actually offer: a plan B outside the U.S., asset protection in a low-tax jurisdiction, and a store of wealth that doesn’t move with the U.S. markets.

They also get into what to check before buying anywhere abroad, drawing on David’s years in Belize and Nicaragua – whether a foreigner can hold title, what language the contract falls back to in court, how the currency behaves, the importance of a local boots-on-the-ground “team,” and the impact that the presence (or absence) of debt has on values in the local market.
